Airbnb & short-term rental turnover: pricing, scheduling, and software checklist
Short-term rental turnover cleaning is its own category — closer to hospitality housekeeping than a standard residential clean. Guests check out at 11am, the next guest checks in at 3pm, and everything in between is on you.
Why turnover cleaning is a different product
- Tighter timeline. A 2–4 hour same-day window is normal, not exceptional — miss it and the host misses a check-in.
- Staging, not just cleaning. Beds made to spec, towels folded a specific way, supplies restocked, everything "camera ready" for the next guest's first impression.
- Higher stakes per visit. One bad turnover can cost the host a bad review that follows the listing for months — this is a different risk profile than a residential recurring client being mildly annoyed.
- Coordination with the booking calendar. Turnover cleaners often need visibility into check-in/check-out times, which change constantly as bookings come and go.
A practical turnover checklist
- Strip and reset. All linens, towels, and trash out; beds remade to the host's spec.
- Full clean pass. Kitchen, bathrooms, floors, surfaces — treat it like move-out standards every time, since every guest is effectively "moving in."
- Restock consumables. Toiletries, coffee, paper products — whatever the host's welcome standard includes.
- Staging check. Furniture back in place, photos matching the listing, no cleaning supplies visibly out.
- Damage / maintenance flag. Note anything broken or worn so the host can address it before it becomes a review complaint.
- Confirm completion. A photo or status update to the host closes the loop before the next guest arrives.
Pricing turnovers
Flat-rate per property is the norm — hosts want a predictable number to plug into their own pricing model. Build the rate from:

- A same-day-turnaround premium
- Restocking/supply costs if you're providing them
- Volume discounts for hosts with multiple properties or high-frequency bookings

- Build buffer time between same-day turnovers.
- Keep a standby crew or slot for late cancellations and last-minute bookings.
- Communicate clearly and fast — a missed message here is worse than in almost any other cleaning segment, since a missed call or message costs more when a guest is standing outside a locked door.
