Filled example — key clauses

Service: biweekly standard clean, 3 bedrooms and 2 bathrooms, per the attached deep-cleaning checklist minus oven and windows. Rate: $185 per visit, due on completion by card. Cancellations with less than 48 hours notice are billed at $75; lockouts at the full visit rate. Issues reported within 24 hours are re-cleaned free. Either party may end this agreement with 14 days written notice.

What this template is not

  • Not legal advice and not a substitute for an attorney. State rules on deposits, auto-renewal, and late fees differ.
  • Not an employment agreement. If you use subcontractors or 1099 cleaners, that is a separate contract with its own rules.
  • Never claim insurance or bonding you do not carry. Commercial clients verify.
FAQ

About service agreements

Is this template a legal contract?
No. It is a plain-language starting point so you and the client agree on scope, schedule, payment, and cancellation. Have a local attorney review anything you use commercially — state rules differ.
Do I need a contract for residential clients?
For recurring residential service, a one-page service agreement prevents most disputes: what is included, what costs extra, how cancellation works, and how payment happens. For one-time cleans, a signed quote with terms often suffices.
What cancellation terms are standard?
US cleaners commonly require 24 to 48 hours notice, with a fee of $25 to $75 or half the visit rate for late cancellations and lockouts. Whatever you choose, write it down before the first visit.
Should the contract mention insurance?
Yes. State that you carry general liability insurance and bonding if you do — commercial clients will ask, and residential clients trust it. Never claim coverage you do not have.
